Oran Park is almost entirely new build, which puts it in an unusual position for decking. Most homes went up with the alfresco slab poured and nothing on it — so the deck isn't a replacement, it's the first one the house has ever had, and it usually goes in within a year or two of handover.

What we see on Oran Park homes

New-estate blocks are compact and the alfresco areas are well defined, often with the slab already at the right level. That makes for a straightforward job with a tight cut list and very little waste, but it also means precision matters — there's rarely room to fudge a board run against a fence line that's only metres away.

Worth knowing before you order

Check your levels before you order the frame. On a new slab the fall is already built in for drainage, so the deck frame has to pack up off it unevenly to finish level. It's a half-hour with a string line that saves a day of fixing later.

Because Oran Park homes are new, most still have builder's warranty in place, and anything fixed to the house can matter to that. A freestanding deck frame that doesn't penetrate the wall cladding avoids the question entirely. Worth a thought before you decide how the deck meets the house.
